What Is Epoxy Flooring?

Epoxy flooring is a two-part resin system (epoxy resin + polyamine hardener) that chemically bonds to mechanically prepared concrete, creating a seamless, high-performance surface resistant to chemicals, abrasion, impact, and moisture. Unlike paint or sealers, epoxy penetrates and becomes integral with the substrate. We also install polyaspartic topcoats — UV-stable, fast-cure (walk-on in 4–6 hours), and 2–3× the abrasion resistance of standard epoxy.

Our Epoxy Flooring Services — Metro Vancouver

From residential garage floors to commercial warehouse coatings, Epoxy Flooring Van delivers premium epoxy and polyaspartic flooring systems across Metro Vancouver. Every floor is diamond-ground, calcium-chloride moisture tested, and installed by our in-house team, with a written workmanship warranty.

Residential Garage Floor Coatings

Transform your garage into a clean, durable, easy-to-maintain space. Our garage systems are chemical-resistant (oil, gas, road salt, coolant), hot-tire proof, and slip-resistant with optional aluminum-oxide additive. Choose standard 100% solids epoxy ($5–7/sq ft) or premium polyaspartic ($7–9/sq ft) for UV stability and same-day return to service. Full decorative flake broadcast included standard — hides imperfections, adds texture, and looks premium.

What’s included in every garage install: Diamond grinding (CSP 3–4), crack repair up to 20 linear feet, oil stain removal, base coat with full flake broadcast, UV-stable aliphatic urethane or polyaspartic topcoat, 15-year delamination warranty.

Basement Epoxy Flooring — Moisture-Barrier Systems

Below-grade concrete demands moisture mitigation. Vancouver’s high water table (especially Richmond, Delta, North Delta, Coquitlam lowlands) means ~30% of basements have elevated moisture vapor. We calcium-chloride test (ASTM F1869) and/or RH probe test (ASTM F2170) every basement slab. If moisture exceeds 3 lbs/1,000 sq ft/24 hr or 75% RH, we install a 2-coat epoxy moisture vapor barrier (MVB) primer at 16–20 mils DFT before the decorative system. This stops efflorescence, dampness, musty odors, and hydrostatic pressure — warranted.

Finish options: Solid color, full flake broadcast, or metallic system. All basement installs include the MVB when needed at no surprise cost.

Why Our Process Is Different — And Why It Matters

Most epoxy failures trace to one step: inadequate surface preparation. We invest more time in prep than any other step because it’s the only thing that guarantees adhesion for 15+ years.

  1. Free on-site estimate — We visit, calcium-chloride test moisture, measure square footage, assess concrete condition (CSP profile), and give a firm written price. No hidden fees. 30–45 minutes.
  2. Diamond grinding — Mechanical prep to CSP 3–4 — Planetary diamond grinders with HEPA vacuums. Removes laitance, old coatings, contaminants. Opens pores for chemical bond. We never acid etch — it leaves residue and fails on dense slabs.
  3. Crack repair & patching — Structural cracks chased and filled with epoxy-modified mortar. Control joints filled or honored per your preference. Oil stains burned out with specialty cleaners.
  4. Moisture barrier (if needed) — 2-coat epoxy MVB primer at 16–20 mils DFT. Required when calcium chloride >3 lbs or RH >75%. Cures 8–12 hours before next coat.
  5. Base coat application — 100% solids epoxy or polyaspartic at 16–20 mils. Decorative flake/quartz broadcast to rejection (full coverage). Back-rolled for encapsulation.
  6. Topcoat — UV-stable aliphatic urethane or polyaspartic — 8–12 mils DFT. Chemical resistance, abrasion resistance, gloss retention. Optional anti-slip additive broadcast into topcoat.
  7. Walk-away ready — Polyaspartic: foot 2–4 hrs, vehicle 24 hrs. Epoxy: foot 24 hrs, vehicle 72 hrs. Full chemical cure: 7 days. Care instructions & warranty documentation provided.

Vancouver reality: Most homeowners choose 100% solids epoxy for standard garages. Polyaspartic is worth the premium if your garage faces south/west (direct sun), you need next-day use, or you want maximum durability. Read the full comparison →

Frequently Asked Questions

How much does epoxy flooring cost in Vancouver?

Most Vancouver homeowners pay $5–8/sq ft for professional 100% solids epoxy. A 2-car garage (400 sq ft) typically costs $2,000–3,200. Polyaspartic adds $1–2/sq ft. Moisture barrier adds $0.75–1.50/sq ft if needed. Get your exact quote →

Is polyaspartic better than epoxy?

Polyaspartic cures faster (2–4 hrs walk-on, 24 hrs vehicle), is 100% UV stable (won’t yellow), and handles moisture slightly better. Costs $1–2/sq ft more. Best for sun-exposed garages, fast turnaround, or maximum durability. Full comparison →

Do I need a moisture barrier in Vancouver?

~30% of Vancouver-area garages and most basements need moisture mitigation due to our high water table and rainy climate. Richmond, Delta, North Delta, low-lying Surrey, and Coquitlam lowlands are highest risk. We test every floor — calcium chloride (ASTM F1869) and/or RH probe (ASTM F2170) — and include MVB pricing upfront if required.

How long does installation take?

A standard residential garage floor takes 2–3 days: Day 1 surface preparation (grinding, repair), Day 2 base coat + flake broadcast, Day 3 topcoat. Polyaspartic systems can be done in 1.5 days (fast cure). Commercial projects: 1–2 weeks depending on square footage and phasing.

What about those “lifetime warranty” ads?

Read the fine print. Most exclude: hot tire pickup, moisture vapor, substrate cracks, UV exposure, chemical spills. Our warranty: 15 years against delamination, 5 years against wear-through, with clear terms. We fix what we warrant.

Can you do my basement floor too?

Yes — same premium systems, but moisture mitigation is mandatory for below-grade. We calcium-chloride test every basement slab and install a 2-coat epoxy MVB primer when needed. See our basement floor coating guide for details.

What if my concrete has cracks?

Hairline cracks and pop-outs (up to 20 linear feet) are repaired with epoxy-modified patching compound at no extra charge. Larger structural cracks are assessed during the estimate and quoted separately. We never coat over active cracks — they’ll telegraph through.

Is epoxy slippery when wet?

Standard epoxy can be. We include anti-slip broadcast (aluminum oxide or polymer grit) in every residential package at no extra cost. Commercial specs get custom slip-resistance per OSHA/AS 4586 requirements.
