Questions to Ask Any Installer Before You Sign
A coated concrete floor succeeds or fails on preparation and moisture. These are the questions worth asking any contractor:
- What surface profile will you prepare to? Coating manufacturers specify a Concrete Surface Profile. The ICRI Technical Guideline 310.2R defines the CSP 1–10 scale.
- Will you test the slab for moisture vapor? ASTM F1869 (anhydrous calcium chloride) and ASTM F2170 (in-situ relative-humidity probes) are the two standard test methods.
- What moisture threshold are you applying? Many flooring manufacturers set the limit at 3 lb of moisture per 1,000 sq ft per 24 hours (the ASTM F1869 unit of measure).
- How many topcoats, and what type? UV-stable aliphatic polyurethane or polyaspartic topcoats resist yellowing better than a standard epoxy topcoat.
- Are crack repair, cove base and cleanup included or extra? These are commonly quoted separately.
- How long before the floor can take traffic? Cure time depends on the system and the temperature — ask for the figure for your specific coating.
What Affects the Price of Your Floor
- Floor area — larger pours lower the per-sq-ft rate.
- Concrete condition — cracks, spalling and previous coatings add prep time.
- Moisture — a slab above the manufacturer’s moisture limit needs a moisture vapor barrier before coating.
- System chosen — solid-colour is the base; flake, metallic and polyaspartic each add cost.
- Access and clearing — tight access or heavy furniture moving adds labour.
